Mineola has a rare advantage for a bright future. Its regional position as one of the main hubs on the Long Island Rail Road, with potential for closing the gap between two main lines, it has a great potential for redevelopment. Its current disadvantage in terms of placemaking and its lost identity- a sea of parking for commuters, dispersed land use, numerous garages- presents an opportunity for sustainable future infill redevelopment. Mineola provides a necessary infrastructure for successful transit oriented development. Its existing rail system combined with improved bus links (and more optimistically: possible light rail connections), supported by a rare opportunity for high density infill development presents an opportunity to create a walkable community supported by mass transit.
This proposal focuses on the epicenter for the redevelopment, the Mineola train station. By preserving historical, lining unfriendly, infilling the gaps with high density and mixed use, the proposal calls for legislative changes that would attract investment and make the changes possible.
